Responsibilities:

  • Schedule the project in logical steps and budget time required to meet deadlines using critical path method.

  • Successfully completes all aspects of project estimate including, budget, scope, schedule and risk mitigation to project closure

  • Evaluate construction methods and determine cost-effectiveness of plans to ensure profitability and manage cost of project.

  • Provide leadership to the project team to ensure safe, profitable, and timely completion of projects.

  • Prepare and submit budget estimates and progress and cost tracking reports.

  • Evaluate construction methods and determine cost-effectiveness of plans.

  • Inspect and review projects to monitor compliance with building and safety codes, and other regulations.

  • Develop and maintain relationships with owners and design professionals.

  • Manage superintendents and coordinate work of subcontractors.

  • Confer with superintendents, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.

  • Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.

  • Obtain all necessary permits and licenses.

  • Negotiate buyouts and select subcontractors.

  • Prepare contracts and negotiate revisions, changes and scopes of work for contractual agreements with architects, consultants, clients, suppliers and subcontractors.

  • Evaluate change orders and process RFI’s.

  • Evaluate subcontractor payment applications and schedule of values. Requisition supplies and materials to complete construction projects.

 

Qualifications:

  • Experience as a Commercial or Industrial Construction Project Manager a plus

  • Aquatic experience a major plus

  • Familiarity and understanding of Site work is a major plus

  • Proven capacity to manage multiple projects: to successfully execute the scope, schedule, and budget, while also anticipating and minimizing risks

  • Ability to identify complex problems and review related information to develop and evaluate options and implement solutions.

  • Must be self-motivated and have the ability to work independently.

  • Must rely on experience and judgment to plan and accomplish goals.

  • Must have strong organizational, communication and interpersonal skills.

  • Must be able to read and interpret blueprints.
