Responsibilities:

 

  • Schedule the project in logical steps and budget time required to meet deadlines using critical path method.

  • Successfully completes all aspects of project estimate including, budget, scope, schedule and risk mitigation to project closure

  • Evaluate construction methods and determine cost-effectiveness of plans to ensure profitability and manage cost of project.

  • Provide leadership to the project team to ensure safe, profitable, and timely completion of projects. Prepare and submit budget estimates and progress and cost tracking reports.

  • Evaluate construction methods and determine cost-effectiveness of plans. Inspect and review projects to monitor compliance with building and safety codes, and other regulations.

  • Develop and maintain relationships with owners and design professionals.

  • Manage superintendents and coordinate work of subcontractors. Confer with superintendents, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.

  • Obtain all necessary permits and licenses. Negotiate buyouts and select subcontractors.

  • Prepare contracts and negotiate revisions, changes and scopes of work for contractual agreements with architects, consultants, clients, suppliers and subcontractors.

  • Evaluate change orders and process RFI’s.

  • Evaluate subcontractor payment applications and schedule of values.

  • Requisition supplies and materials to complete construction projects.

 

Qualifications:

 

  • Must possess a minimum of five years’ experience as a Commercial or Industrial Construction Project Manager

  • Aquatic experience a major plus

  • Proven capacity to manage multiple projects: to successfully execute the scope, schedule, and budget, while also anticipating and minimizing risks

  • Ability to identify complex problems and review related information to develop and evaluate options and implement solutions. Must be self-motivated and have the ability to work independently.

  • Must rely on experience and judgment to plan and accomplish goals.

  • Must have strong organizational, communication and interpersonal skills.

  • Must be able to read and interpret blueprints.

  • Must be able to set and meet high quality standards while meeting aggressive schedules. Ability to perform a variety of tasks, often changing assignments on short notice while managing multiple projects

  • Must display strong leadership skills and personal accountability.

  • Basic knowledge of IBC, OSHA, and field construction practices. Individual should be proficient in the use of Microsoft Word, Microsoft Excel, Microsoft Outlook, Microsoft Internet Explorer, Microsoft Project.

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.

  • Ability to speak effectively before groups of customers or employees of organization.

  • Ability to calculate figures and amounts such as discounts, proportions, percentages, area, circumference, and volume.

  • Ability to apply concepts of basic algebra and geometry.

  • Valid Driver’s License
